C4 Workspace, Part Deux

It’s time to move on into a new “permanent” location. We must vacate our current Alamo Street location by September 30. We owe a debt of gratitude to our King William neighbors Gina and Joey from Madhatters for letting us crash at their corner spot. It’s been great for visibility, great for creating some coworking coziness but for meetings and events, not so much. So, we’re on to C4 Workspace, Part Deux. Or maybe not.

Let’s talk

C4 Workspace in San Antonio has been on the ropes for quite a while. Debbie, Perla and I have personally supported it for as long as we were able. This summer has allowed us to get some bills paid off but there are still others to take care of. We are very thankful to all those who supported us with donations over the winter. What is really needed is community support.

We’ll be hosting a lunch next week to get your input on the next location. We have some prospects lined up but will need an upfront financial commitment from about 10 people to make it fly.

Yes, the Economy Sucks

Crappy time to be asking for a financial commitment from you, huh? But the world is what it is. Chaos and change is constant. We know that coworking works locally as well as across the U.S. and around the world. Austin is at 10 coworking spaces, Dallas has 4 or 5, Houston 2 or 3 and there are more than 400 nationwide.

Connections and relationships have been created in the short time, and with a relatively small number of people, that C4 Workspace been open. Big ideas (like TEDxSanAntonio) have been been born and nurtured. These are things that have long term gain and (sometimes) no short term gratification.

So we’re asking for a commitment, an investment, in a concept that creates and builds a better living and working community for San Antonio.

Laid Out for All to See

Here’s the breakdown of the expenses necessary and the revenues required to make C4 Workspace viable.

Expenses
Rent $ 2000.00
Electric $ 300.00
Internet $ 200.00
Alarm $ 100.00
Telephone $ 75.00
Supplies $ 100.00
Groceries $ 200.00
Insurance $ 200.00
Cleaning $ 100.00
Debt Service $ 500.00
Investment Service $ 500.00
$ 4,275.00
Revenue
Resident Desks (Five @ $250.00/month) $ 1,250.00
Coworker Desks (Ten @ $150.00/month) $ 1,500.00
Offices (Two @ $600.00) $ 1,200.00
Hourly Desks (Forty hours @ $5.00/hour) $ 200.00
Conference Room/Event Rental $ 200.00
$ 4,350.00

At the moment we have One Resident Desk, One Coworker Desk and One Office spoken for. That’s $1,000.00 of revenue. Do the math.

Location. Location! Location?

We love Downtown. We think it’s the Big Opportunity for San Antonio. Many people feel as we do. Many (have told us they) feel it’s really cool, but it’s too far to drive to and parking is a hassle. So, let’s talk location.

Downtown has the most affordable rents in the city. And it provides the greatest access and connection to the community and all that can offer. But maybe close to Downtown offers that as well? We’ve looked at some spots north of Downtown, as far north as Olmos Park. But once we get outside 410 the opportunities dwindle. The rents are higher, the spaces less connected (except by car) to the area around them and the options are limited to office parks and suites or strip center retail.

So what will work? You need to speak up.

Not Just a Shared Office

Coworking is not about sharing the expenses of an office. Yes, there is that advantage but it’s really about making a connection with people, pooling ideas and resources, commiserating over clients and celebrating successes. Together.

So let’s meet for lunch next week. Breakfast if that’s better. Watch for an invite and bring your ideas, comments…and your checkbook. It’s time to put up or shut up.

Why Co-Working Makes Sense for Small Businesses

Oh, this is too easy.

One of our cohorts in NYC Joe Raby from Sunshine Suites takes this on in Mashable. “Why <does> Co-Working Makes Sense for Small Businesses“? Got me stumped. Haven’t heard one good argument yet.

Yet San Antonio clings to the coffee shops. When was the last time your barista solved a technology problem for you? Or shared a referral. I’m just saying.

Give it a read and then consider what coworking could do for you.

Downtown Bicyling Survey

Being a bike friendly business and being downtown we thought we’d pass this along.  This came from our friend Lydia Kelly, Bicycle/Pedestrian Transportation Planner for the SA-BC Metropolitan Planning Organization.

The City of San Antonio has posted a survey on bicycling to work and/or bicycling downtown.  If you ride downtown please consider filling out the survey.

Safe riding ya’ll!

Some Nice Words and a Video

Bruce Eric Anderson (@bruceericatdell) visited us at the beginning of August to get some work done while his family was out to play at SeaWorld. Bruce is a blogger at DigitalNomads (@digital_nomads), a community site for individuals that work or play without regard for their physical location Powered by Dell.

We were included in his first anniversary post, One Year of Digital Nomads, for Digital Nomads which we consider quite an honor. He wrote some very kind words about us…

Asked what my ideal workspace would look like today and I?d describe a workspace with no walls, large open-air spaces with lots of open tables for impromptu meetings and team collaboration. I?d also be listening to Nature Sounds Radio on Pandora in a set of noise canceling headphones to block out the ?loud laughers? that invariably would find me where ever I sat.

It would look very much like a place I worked out of a few weeks ago while spending some time in San Antonio with my family.

And Bruce shot a video of Todd giving a tour. Check it out!

Thanks Bruce!

[Note to self: Begin diet today.]

Coworking as Economic Development Engine

Our motto down here at C4 Workspace is “Building a Sustainable Professional Community for San Antonio.” That means we’re building an internal community that is connected to the external community. And that the coworkers in our community will prosper together which will in turn benefit the the San Antonio community at large.

So it looks like New York City is thinking the same thing. In this article from the New York Observer, Mayor Announces $1.5 Million Bailout Plan for City’s Media and Tech Industry, you can read about a variety of things Mayor Bloomberg and company are trying to do to help the city recover from the financial meltdown.

I like this part…

Finding affordable office space among the city’s tech startups has been an ongoing struggle for many entrepreneurs and freelance new media bloggers in New York, too. New Work City on Varick Street, a co-working space for freelancers and startups, offers memberships for $50 to $500 per month. But discounted office space, with enough juice to power computers and servers, is in high demand. So the city is also partnering with economic and business advocacy organization Downtown Alliance to build “hives,” or coworking spaces. The first, called “Hive@55,” will be an affordable co-working space for up to about 50 freelancers at a time in a 5,000 square foot space at 55 Broad Street, the high-tech highrise built to attract more tech companies to the city.

Small and micro business have the same problems all over. One of the biggest challenges freelancers and other home based businesses face is having an affordable, professional, physical presence. And having other professionals to connect with. Which solves the universal problem of isolation. That is what coworking is all about. And it looks like New York is about to tap into that in a serious way.

So…what does NYC got that San Antonio ain’t got? KnowotI’mtalkinbout?

Our 5 Seconds of Fame

Geomedia Creative Civilization Express-News Spot

Coming soon to a television screen near you is C4Workspace’s broadcast debut.

Our lounge area was used for a segment of an upcoming San Antonio Express-News commercial spot. The spot was shot by Geomedia for their client Creative Civilization. Here are some snaps of the “making of”.

For you production geeks, the spot was shot with a RED camera and the images were stunning.

So, while you’re flipping through the channels watch for the young professional woman reading a newspaper in a very cool looking blue office. That’s  us!

Wait for it…wait for it…aww, you missed it!

AAF San Antonio Board Retreat

The San Antonio chapter of the American Advertising Federation (AAF) held their annual board retreat in our community space. This is a great example of how the space at C4 Workspace can be used. The shared desks were rearranged to form a large “U” shaped meeting table and the group used the different spaces like the lounge and conference room for breakouts. Check out the pictures below.
