C4 Workspace Bon Voyage Party

It has been an interesting ride but it’s time to say goodbye to San Antonio’s only coworking space. But rather than say goodbye let’s say “Bon Voyage!” because it has been a good ride and we’re on to new adventures.

Come ready to party and give the space a good sendoff. We’ll have beer, wine, some Twisted Tea and perhaps a blender will make an appearance.

You’ll have your chance to say goodbye on video and share your memories and success stories from your coworking experience.

And there will be a Garage Sale of sorts as we sell off excess furniture and stuff in the continuing saga of paying off our bills.

In the spirirt of an Irsh wake come celebrate C4 Workspace. It may be the end of coworking “place” in San Antonio but not the end of the coworking “concept” here. That will continue on in some form and perhaps pop up in spot near you!

C4 Workspace, Part Deux

It’s time to move on into a new “permanent” location. We must vacate our current Alamo Street location by September 30. We owe a debt of gratitude to our King William neighbors Gina and Joey from Madhatters for letting us crash at their corner spot. It’s been great for visibility, great for creating some coworking coziness but for meetings and events, not so much. So, we’re on to C4 Workspace, Part Deux. Or maybe not.

Let’s talk

C4 Workspace in San Antonio has been on the ropes for quite a while. Debbie, Perla and I have personally supported it for as long as we were able. This summer has allowed us to get some bills paid off but there are still others to take care of. We are very thankful to all those who supported us with donations over the winter. What is really needed is community support.

We’ll be hosting a lunch next week to get your input on the next location. We have some prospects lined up but will need an upfront financial commitment from about 10 people to make it fly.

Yes, the Economy Sucks

Crappy time to be asking for a financial commitment from you, huh? But the world is what it is. Chaos and change is constant. We know that coworking works locally as well as across the U.S. and around the world. Austin is at 10 coworking spaces, Dallas has 4 or 5, Houston 2 or 3 and there are more than 400 nationwide.

Connections and relationships have been created in the short time, and with a relatively small number of people, that C4 Workspace been open. Big ideas (like TEDxSanAntonio) have been been born and nurtured. These are things that have long term gain and (sometimes) no short term gratification.

So we’re asking for a commitment, an investment, in a concept that creates and builds a better living and working community for San Antonio.

At the moment we have One Resident Desk, One Coworker Desk and One Office spoken for. That’s $1,000.00 of revenue. Do the math.

Location. Location! Location?

We love Downtown. We think it’s the Big Opportunity for San Antonio. Many people feel as we do. Many (have told us they) feel it’s really cool, but it’s too far to drive to and parking is a hassle. So, let’s talk location.

Downtown has the most affordable rents in the city. And it provides the greatest access and connection to the community and all that can offer. But maybe close to Downtown offers that as well? We’ve looked at some spots north of Downtown, as far north as Olmos Park. But once we get outside 410 the opportunities dwindle. The rents are higher, the spaces less connected (except by car) to the area around them and the options are limited to office parks and suites or strip center retail.

So what will work? You need to speak up.

Not Just a Shared Office

Coworking is not about sharing the expenses of an office. Yes, there is that advantage but it’s really about making a connection with people, pooling ideas and resources, commiserating over clients and celebrating successes. Together.

So let’s meet for lunch next week. Breakfast if that’s better. Watch for an invite and bring your ideas, comments…and your checkbook. It’s time to put up or shut up.

WANTED: C4 Workspace Community Managers

We’re looking for one or two bright eyed Community Managers! Someone who can:

  • Greet and sign-in visitors and coworkers
  • Keep things tidy
  • Work on marketing activities

Essentially, be the face of C4 Workspace.

Hours are 9am to 6 pm Monday through Friday (or any portion thereof.) Our objective is to have all day coverage of the space so Residents and Coworkers can get out to meet clients and such.

Two part time job-sharers would be cool too!

In exchange you get a Resident Desk and all the opportunities you can handle to meet and collaborate with amazing people.

Why Are We Doing This?

Here’s the backstory. We have operated in the red for all but one of our 15 months. We had a great deal on our rent, a graduated scale that got us through our first year. Last spring and early summer we ran into problems paying the full rent. We paid rent each month but not the full amount. That got us behind and added late payment fees on top of it all. And in January we got a lock out notice that would have closed us but we dodged the bullet from our personal savings.

We believe coworking is a great concept and opportunity for independents and start ups. We think it’s vital and important to helping San Antonio reach its aspirations for a revitalized urban core and vibrant business culture. So, that’s why.

We’re On The Move

Well, it’s official – we’re moving! We weren’t able to come to an agreement with our landlord about our monthly rent. The rent right now is $3123 a month and our current lease has it scheduled to go up to $3600 if we were to renew in April. The revenue for the space, as it stands right now, can afford rent of about $2000 a month. So, as of the beginning of April, our address will no longer be 108 King William Street. We’ll be moving to a new space with a new address. Both of those things depend on you.

Coworking is About Community

C4 Workspace needs our community to inform our location search and selection. Two factors are really important: reign in our overhead costs so we [finally] break even; and sustainability, meaning keeping our revenue level at or above where it is now. Keeping these search parameters in mind…

Must Haves:

  • Rent at or below $2000 a month
  • 1500 to 2000 square feet of space
  • Little or no finish out or construction needed
  • Some enclosed spaces for conference room, office(s) and storage
  • Room for lounge or break area/kitchen
  • Easy access from freeways

Like to Haves:

  • Accessible bathroom
  • Outdoor seating
  • Nearby (walkable) restaurants

Where?

Ah, good question. This gets to the sustainability factors we need to consider. Here’s the situation. The community with the first priority is our Residents. They’ve made a commitment to this coworking space by making their business home here. Our second priority community is our Coworkers. They’ve chosen to use C4 Workspace as their primary place to work and do business. That’s about 10 people with first dibs on where we move. They are the people that have voted with their wallets to keep C4 Workspace afloat until now.

The Residents would like a location just south or just north of downtown, definitely not further north than 410. We ignore that preference at our own peril. Ignore it and our established community bails and our sustainability model disappears. C4 Workspace would close and coworking in San Antonio would be limited to the Dominion Business Center outside of Loop 1604..

Why Not Outside 410?

Well, first, current Residents won’t go. But more importantly, C4 Workspace hasn’t ever received a commitment from Northsiders to work in a coworking environment. The research and outreach we’ve done hasn’t amounted to a hill of beans. Our survey last spring brought forth a lot of “Yes!” but the followup from people was a lot of “no.” We held four Jelly coworking days at La Taza Coffee House last fall with invitations to come and talk about opening a Northside coworking space. No one showed up. No one.

Coworking depends on community support for sustainability. C4 Workspace has survived to date by incrementally increasing community support (and a whole bunch of personal savings.) Theres is  community support in place to sustain a smaller space. But there hasn’t been community support for moving the space away from downtown to the northern suburbs. Wish there was because a majority of the  people who have joined as members live north of 410. But it takes more than “joining” to keep this thing afloat. It takes between $2500 and $3000 of revenue (in a smaller space) to break even. As soon as we get that level of commitment from a community of people we could consider moving north. There’s nothing stopping anyone from venturing to open another coworking space. We would love to help build this concept across the city.

So keep your eyes and ears open for us as we search for C4 Workspace’s next incarnation.

C4 Workspace is Closed on Election Day

Yes, we’re patriotic but that’s not the reason.

CPS is doing utility work on our building, due to the undergrounding of the utilities on King William Street, and so our power will be out from 8 am to 2 pm on Tuesday.

But coworking does not cease! Patronize your nearby coffee shop and get down to it. I’ll probably be up at La Taza Coffee House most of the day.

And… It IS Election Day so we hope you’ll gather that coworking community spirit and get out and vote. Your vote is your voice. So shout it out!

KSAT 12: New Wave Of Workspace For Self-Employed

Well, we beat out natural disasters and political scandals and made the 10 o’clock news last Wednesday night (July 14). It’s sweeps month and KSAT 12 reporter David Sears came over to get a cool, local human interest story. And what could be more human of interest than coworking?

An Open Letter to the San Antonio Community

(We will really appreciate if you read through this entire, longish note.)

Thanks to everyone who has coworked at C4 Workspace. You’ve seen the value and reaped the benefits of a collaborative, social working environment. Over the past 8 months we have been very successful getting the word out and getting involved in the community by hosting a pretty wide range of events. With the help of many of you we were able to open and launch last June.

Here’s the deal

Rent, phone, Internet and utilities = $3800 a month. C4 Workspace has a monthly shortfall of $2000 which the three partners have funded up to now. But this is not about us. Debbie, Perla Escobar and I invested in this idea knowing our investment wouldn’t pay back overnight. We are only the catalyst for this movement in San Antonio.

We’re thrilled that our Full Time Resident desks are right on track. Erik Bosse, Media Justice League, Local 782, DoingMedia, and soon Michael Druck from On Cue Studio are all working at C4 Workspace day to day.

The Community Space usage (paid) is a little ahead of plan; the pro bono usage is about where we expected.

However the Part Time Coworker desk plans which are running about 70% behind plan and Conference Room usage which is 80% behind.

C4 Workspace needs you to come and work. For a day or sign up for a monthly Coworker or Resident plan or hold a meeting in the conference room.

How can you help?

In a month if we had…

  • 30 Daily Desk visits (about 7 a week) = $600 ($20 each)
  • 2 add’l Resident Desk Plans = $560 ($280 each)
  • 4 add’l Coworker Desk Plans = $600
  • 4 Conference Room bookings = $280
  • 6 Community Space Bookings (3 hours each) = $450

…(or any combination of the above) we would meet our monthly expenses.

Wanted: Coworking Manager(s?)

C4 Workspace is looking for someone to replace the irreplaceable Chris Godfrey. (Yes, we know, big shoes to fill. Actually, his shoes are pretty average but Chris is defintely far above.)

So here’s the deal. We need help with:

  • Managing the space
  • Minding the store
  • Community events wrangling
  • Building community

We realize that 9-6, 5 days a week might be too much for one person. We totally get that. Our main concern is opening the space and prepping it for the day, so the only time you?d really NEED to be at the space is from 9am until after lunch. You?re welcome to stay longer, but if you?ve got a part time job or class or familial responsibilities we?re willing to work with you. We’re open to a job share ? 2 people to share the load!

The ideal candidate is someone who would want to be a member of C4 Workspace to begin with!
