C4 Workspace, Part Deux

It’s time to move on into a new “permanent” location. We must vacate our current Alamo Street location by September 30. We owe a debt of gratitude to our King William neighbors Gina and Joey from Madhatters for letting us crash at their corner spot. It’s been great for visibility, great for creating some coworking coziness but for meetings and events, not so much. So, we’re on to C4 Workspace, Part Deux. Or maybe not.

Let’s talk

C4 Workspace in San Antonio has been on the ropes for quite a while. Debbie, Perla and I have personally supported it for as long as we were able. This summer has allowed us to get some bills paid off but there are still others to take care of. We are very thankful to all those who supported us with donations over the winter. What is really needed is community support.

We’ll be hosting a lunch next week to get your input on the next location. We have some prospects lined up but will need an upfront financial commitment from about 10 people to make it fly.

Yes, the Economy Sucks

Crappy time to be asking for a financial commitment from you, huh? But the world is what it is. Chaos and change is constant. We know that coworking works locally as well as across the U.S. and around the world. Austin is at 10 coworking spaces, Dallas has 4 or 5, Houston 2 or 3 and there are more than 400 nationwide.

Connections and relationships have been created in the short time, and with a relatively small number of people, that C4 Workspace been open. Big ideas (like TEDxSanAntonio) have been been born and nurtured. These are things that have long term gain and (sometimes) no short term gratification.

So we’re asking for a commitment, an investment, in a concept that creates and builds a better living and working community for San Antonio.

At the moment we have One Resident Desk, One Coworker Desk and One Office spoken for. That’s $1,000.00 of revenue. Do the math.

Location. Location! Location?

We love Downtown. We think it’s the Big Opportunity for San Antonio. Many people feel as we do. Many (have told us they) feel it’s really cool, but it’s too far to drive to and parking is a hassle. So, let’s talk location.

Downtown has the most affordable rents in the city. And it provides the greatest access and connection to the community and all that can offer. But maybe close to Downtown offers that as well? We’ve looked at some spots north of Downtown, as far north as Olmos Park. But once we get outside 410 the opportunities dwindle. The rents are higher, the spaces less connected (except by car) to the area around them and the options are limited to office parks and suites or strip center retail.

So what will work? You need to speak up.

Not Just a Shared Office

Coworking is not about sharing the expenses of an office. Yes, there is that advantage but it’s really about making a connection with people, pooling ideas and resources, commiserating over clients and celebrating successes. Together.

So let’s meet for lunch next week. Breakfast if that’s better. Watch for an invite and bring your ideas, comments…and your checkbook. It’s time to put up or shut up.

Moving Day is Thursday!

Yes! We’re moving! At least temporarily.

We’ve worked out an arrangement with Gina, owner of Madhatter’s Tea House, to use the small building next door to the restaurant. It’s an old beauty salon/TV repair/Ice House/Gas station, etc. So it can now add to its usage portfolio “coworking space”.

The space is A Lot Smaller, about 600 square feet. (We’re in 3100 square feet now.) We’ll still be able to fit Stacey and Todd’s desks and Media Justice League will work in a cubicle. There will be a shared deak area, a lounge and a break area. For real. (We’re not even using Barbie furniture.) We don’t have any pictures yet…but soon.

It would be great.f you can come down to help with the move. We’ll have tacos in the a.m.! If you have a truck, YAY!, bring it. It is not required that you have dem manly-like muss-culls (two snaps and a circle!)

We need to have the move finished by 5 pm, at least most of it, since we are hosting a training session for San Antponio Youth Literacy. The beat goes on!

Moving: The Saga Continues

And a saga it is.

So we found a cool space at 1344 S. Flores St. It’s a very thoughtfully renovated old tractor suppl company. Upside is that it has ceilings! Downside is that it doesn’t have a bathroom but the real estate guys assured us that one one would be put in. Groovy!

We submitted our Letter of Intent (the first salvo in the leasing battle.) We didn’t hear, didn’t hear from the landlord and then…they countered with a long lease term and higher rent cuz “they have to put in a bathroom.” Meaning we would be paying for it. But, the space can’t be leased or get a Certificate of Occupancy with out it. So, limbo city.

On the bright side is that John and Stacy from the Filling Station will be the new leaseholders at 108 King William! The are looking forward to a larger operation. And they will let us stash some stuff here while they renovate.

And in between 108 King William and the new space our friend Gina at Madhatters has agreed to sublease a small building at the corner of Beauregard and S. Alamo St. It will be a smaller, temporary home until the(a) larger space becomes available.

Potential New “Homes”

We’ve been looking around for new spaces and we have set a moving day — April 2. Mark your calendars! We’ll be looking for many good coworkers to get us moved out and moved in, all in exchange for pizza and beverages.

Calley, Stacey, Todd and Debbie went out this morning and looked at four possibilities. (We nixed one because of the work involved to get it up to coworking speed.)

And earlier in the month we looked at…

  • 707 E. Quincy

We need to whittle these down to two choices so we can make a decision by the end of next week. That will give us enough time to get the paperwork and logisitics for the move out of the way.

Parking: The Inconvenience Temporary…

…The Improvement Permanent. That was on the big signs I saw all over when I was growing up in New Jersey as. Well, improvement has arrived on King William Street.

Beginning Monday, August 9, King William Street will be closed between S. St. Mary’s and Washington Street. That’s the entire block in front of our building. According to the project manager it will be closed for “2 weeks or so” which we translate into 3-4 weeks in human time.

Ah, why you ask! They are undergrounding the utilities around King William Park. This phase will prepare the “infrastructure” for all that. There will be other street closures and trucks and wires and cables for awhile. So bear with us.

Oh, and while you’re down at the space get lunch next door at The Filling Station. They have the best sandwiches in town. All fresh for less than fast food. John is looking forward to a precipitous drop in his lunch business when the street is closed.

Parking Alternatives

Where to park?

  • Our Parking lot at S. St. Mary’s and Madison (around the corner)
  • Further down King William Street across from the park.
  • Turner Street, at the end of the park

You could also:

  • Ride your bike
  • Take the Bus
  • Carpool (one less car to park)

NOTE: You know those concrete barriers that they put on highways while they’re under construction? The industry term for them is “Jersey barriers.” That’s right, invented in New Jersey. I’m just saying.

Northside Location: Survey Says!

Thanks you everyone who went through the Northside Coworking Location survey. We were using it to gauge the interest in the space on the Northside. If you were a survey-filler-outer don’t forget to stop by and pick up your Daily Desk pass. Even if you replied “No.” We have two free coworking days coming up: Cinco de Mayo (May 5th, natch) and May 13th.

On the survey we had great response…sort of.

Here’s What We Learned

Resident Desk (personal desk with 24/7 access)

  • 4 people said they were interested - Which is good.
  • Only 1 person left their email – which is not so good.

Coworker Desk (Shared desk with business hours access)

  • 6 said they were interested – Pretty good
  • But, alas, none left their emails (Are you seeing a pattern here?

Daily Desk

  • 10 said they would be interested – Great
  • 9 left their email addresses!!! – Also Great!

Conference Room

  • 5 said they would be interested – Again, great.
  • 5 left their email addresses – WooHoo!

And we had 14 “No”s – Thanks for for playing our game!

What does it all mean?

Well, we don’t know yet because we don’t know who nearly all of theResidentor Coworker folks are.

Here’s what we’re gonna do. We are going to have two information sessions, one during the day (lunch) and one in the evening. We will Tweet and Facebook Status the heck out of this. If you are interested in a Resident or Coworker desk you MUST attend – or send a note from a licensed physician.

A Northside Coworking Space?

We’ve been presented with an opportunity to open a C4 Workspace in the 281 corridor. But, before we do we want to see if you would be interested in using the space as your home base, full time office or as anoccasionalDaily Desk or Conference Room user.

What's the Deal with Parking?!

I’m going to use a little Spidey sense here and guess that when you come downtown you dread the cost of parking. Is that you?

Well, one cool thing about C4 Workspace is that our parking is FREE! Not $10! Not $8! Not even $5! FREE! How do we do it? Well, we have nothing to do with it actually.

We are out of the main downtown parking melee, thank goodness. But for you skeptics, here’s the deal.

We have four parking options:

  • Out in front – We have a free, non-metered, 2 hour zone on the street in front of us. We spoke to Camelia the Parking Enforcement agent for our area. Her main beat is the Courthouse and when she is here she is looking for scofflaws (3 or more tickets) not parking violations. (Her supervisor sends her over here just before her lunch break when things are slow at the Courthouse.) She is not in the area long enough to write parking tickets. She DOES have a cool Tricorder thingie that reads your VIN number; we think it has GPS (and maybe a phaser built in.) Debbie and I park in front everyday, all day and have never gotten a ticket. So, don’t sweat it.
  • Around the park – There is both free 2 hour and no limit street parking around the King William Park triangle. The no limit spaces are occupied by 8 a.m. though by, we think, workers at the courthouse.
  • Around the corner – There is free, no limit street parking down the block on Turner Street.
  • In our parking lot – Yes, we have a FREE parking lot! We have limited spaces in the shared parking lot around the other corner at Madison and S. St. Mary’s. It’s a pleasant stroll past the storefronts on S. St. Mary’s. While you’re walking you can window shop for that perfect trinket at Blink or Tres Rebeccas. We would like to reserve the parking lot spaces for Full Time Desk residents but since most of us park in front there are spaces open.

So, that’s the deal. Parking is FREE. And most spaces are closer to the front door than you’ll ever be at the mall or at a downtown office.

Did we mention we have FREE parking?

C4 Workspace Latest Floorplan

Here’s the latest! There’s one or two tweaks to do in the kitchen area but pretty much this is it.

Andrew has given us maximum open space and maximum desk space AND a conference room AND two offices. Wow!

And I love the bar at the kitchen! Alternative work space and social space. (We’ll devise a door to cover the open during the day.)

The Lease is Signed!!!

C4 Workspace is on it’s way! The lease was officially signed today on 108 King William Street! (map). We hope to have keys in hand on Sunday. Be prepared for some casual coworkng action!

We’re the green building, right across the street from the San Antonio Conservation Society (the reason for NIOSA) and up the street from the San Antonio Art League.

It is going to be a great place to work. High speed internet, color laser printing, creative and interesting people. Good Coffee. Free Coffee. And it’s not your bedroom/dining room/living room/kitchen table.
